  • Served in the military? Check VA first — it beats everything it is eligible for.
  • Buying rural (most of our region)? Price USDA before anything.
  • Credit rebuilding? FHA is built for you; refinance to conventional later.
  • Strong credit, saving insurance money long-term? Conventional.
