Mobile & Manufactured Home Loans
Plenty of lenders won’t touch a mobile home built before a certain year, or one sitting on acreage. These programs exist for exactly those files: single or double-wide, home and land together, with no age restriction on the home. In eastern Kentucky, where manufactured housing is a huge share of the affordable market, this is often the loan that actually closes.

Manufactured Housing in Eastern Kentucky
In Lee, Owsley, Wolfe, and Breathitt counties, manufactured homes are a backbone of the housing stock — and the hardest homes to finance through big-bank retail channels. Local files with land included, older units, or family land transfers are exactly what these programs handle. We also structure dealer land-and-home packages with staged draw disbursements for site prep, foundation, septic or well, utilities, and delivery.

Common Questions
Does the home have to be permanently affixed?
Programs exist both ways — real-property loans for homes on permanent foundations and chattel financing for the home alone. Which one fits depends on the title status and whether land is included; that’s a five-minute conversation.
Can veterans really get a manufactured home with nothing down?
VA financing for qualifying manufactured homes can go to 100% for eligible veterans. Certificate of Eligibility required — bring your DD214 and we’ll check it quickly.
