VA Loans

The VA loan is the single best mortgage in America, full stop — earned by service and underused because too few veterans know what it does. Zero down payment, no monthly mortgage insurance, and forgiving credit standards. If you served, this benefit was part of the deal; using it is the point.

What You Can Use It For

  • Buying again after a previous VA purchase — entitlement can be restored and reused

Why Borrowers Choose It

  • 100% financing — the down payment barrier simply doesn’t exist
  • No monthly mortgage insurance, which beats FHA and low-down conventional pricing month after month

Veterans in Our Region

Kentucky’s veteran community is deep, and this region’s price points make the zero-down benefit stretch further than almost anywhere: at typical Lee or Estill county prices, VA financing can put a veteran in a home for little more than closing costs. If you served and you’re renting in this region, run the comparison — it’s usually not close.

Common Questions

I’m not sure I’m eligible — how do I find out?

Your DD214 answers it. The Certificate of Eligibility can be pulled quickly, and checking costs nothing. Guard and Reserve service can qualify too — don’t assume yourself out of the best loan available.

Can I use VA for a duplex?

Yes — up to four units, as long as you live in one. It’s one of the strongest wealth-building moves available to veterans: tenants pay the mortgage on a property you bought with zero down.
