How Construction Financing Works
Construction loans disburse in draws tied to completed, inspected stages — site work, foundation, framing, systems, finish — so money and progress move together. During construction you typically pay interest on drawn funds; at completion the loan converts or refinances into permanent financing. One-time-close (construction-to-permanent) structures handle both phases with a single closing.
The Land Piece
Already own the lot? Its equity often serves as part of your down payment on the build. Buying and building together? Land-and-home structures exist, including manufactured land-home packages with staged draws for site prep, foundation, septic or well, utilities, and setup — the same draw discipline covered on our dealer program page. Start with the land loan if the build is years away.
What Lenders Underwrite
You, the builder, and the plan: your credit and reserves, the builder’s credentials, and appraisal of the completed project against real budget and specs. Gorge-specific advice from the trade side — carry contingency for mountain site work, and treat septic and access as design constraints from day one, not surprises at draw three.

Construction Questions
Can I be my own general contractor?
Some programs allow owner-builders with documented experience; many require a licensed GC. Rules vary by program and project scale — bring your qualifications and we will match the structure honestly.
How do draws actually pay my builder?
Work completes, inspection verifies, funds release — in that order, stage by stage. It protects everyone: builders get paid promptly for real progress, and you never pay ahead of the work. Align the draw schedule with your builder’s contract before closing.
