It offers some of the region’s most affordable acreage and a genuine small-town center, at the cost of being the farthest of the four counties from the Slade trailhead corridor. It is also my home county: I live and work from Beattyville, which is exactly why I will not oversell it.

Beattyville grew where the Kentucky River takes shape, and the town still faces the water rather than a parkway exit. Short-term rentals operate in Lee County, typically selling the river, the quiet, and the price point rather than trailhead proximity. Fewer competing listings can mean less pricing pressure — and also less proof of demand, which is the more important half of that sentence. Pull the current sourced regional numbers from the market report, verify the county’s current rules via the STR rules by county page and county officials, and model conservatively before you count on bookings.

Where Lee fits in the four-county picture

If Powell is the front door and Menifee the quiet north, Lee is the southern anchor — the county for river frontage, larger tracts, and buyers who want a real town nearby without tourist-corridor pricing. I walk Lee County ground more than any other, for the plain reason that it is home. How far is Lee County from the Red River Gorge trailheads?

Farther than the other three counties — plan on a meaningful drive from Beattyville to the Slade-area trailheads rather than minutes. Buyers here generally are not buying trailhead proximity; they are buying river access, acreage, and town services at a lower entry price. If daily Gorge access is the goal, look north first.

Is Beattyville’s river a flood concern for property there?

The Kentucky River and its tributaries have flooded historically, and any bottomland purchase in Lee County should start with current FEMA flood maps and elevation data for the specific parcel. Plenty of ground sits well above flood concern — but that is a parcel-level fact to verify, never a county-level assumption.
