What the MLS record says, and nothing more

Every number in this series comes from the FlexMLS record for listing 26025260, pulled on 27 September 2026. The record gives the address, 259 Three Mile Road, Beattyville, KY 41311; the county, Lee; the price, $1,489,000; four bedrooms; four full and one half bath; 6,167 square feet; 15 +/- acres; all-brick construction; and a build year of 1990.

The public remarks add a gated driveway, rolling hills and creeks on the land, a formal dining room and a formal living room, a large finished basement, hardwood, tile and carpet floors, an oversized kitchen with abundant cabinetry, sizable bedrooms with generous closets, the in-ground pool and the attached three-car garage.

An earlier marketing package for this property carried a different acreage and a different price. Those figures are retired. If you see them anywhere, they are stale; the MLS record is the only source these posts use. Anything that is not in that record, or not visible in the photographs, is not stated here. That includes drive times, distances and school assignments, none of which have been verified for this address.

What the photographs show

The interior photographs show crown molding and chair rail in the living and dining rooms, a kitchen with cherry-tone cabinetry, an island with a cooktop, double wall ovens and a pendant light, and a home office fitted with built-in white shelving and a desk. At the top of the stairs there is a loft sitting area. The basement has its own living area with a brick-surround fireplace, a dining area and a full bath, and an unfinished section left for storage or a workshop. Three fireplaces in all.

Outside, a covered brick patio with columns and ceiling fans opens to the pool, which has a diving board and a concrete surround with landscaped beds. A pergola beside the pool holds a built-in grill. The drone stills show a long private drive ending in a turnaround loop, and a house set on a ridge with open lawn on one side and wooded edges on the other.

Where Lee County came from

Lee County was formed on 1 March 1870 from parts of Breathitt, Estill, Owsley and Wolfe counties, with Beattyville as its seat. The Kentucky Secretary of State’s Land Office publishes the formation record for every county. For a buyer that date has one practical use: a title search that reaches back before 1870 leaves Lee County’s books and continues in a parent county’s records. The modern deed and plat books are with the Lee County Clerk in Beattyville, and the assessment card for the parcel is with the Lee County Property Valuation Administrator at 667 Tip Top Road.

Beattyville is one of the four county seats this site follows for the Red River Gorge region. This property is a house on land rather than a cabin, which is the comparison the later posts in this series draw out.

What the next 29 posts cover

Tomorrow: wooded edges and open lawn, and what managing 15 acres involves. Then all-brick upkeep, the in-ground pool inspection, who maintains a gated drive and a private road, septic and well diligence in Lee County, and how appraisers treat a 6,167 square foot house in a rural market. Each post carries one thing you can check yourself, with the source and the date it was read.

Questions buyers ask

What do you do with 15 acres?

Mow it, lease it, or manage the woods, and each choice touches a Kentucky rule or a free state program. Tomorrow’s post covers the two ten-acre thresholds in state law and who in Beattyville helps a new owner manage open ground and wooded edges.

Can I see the property?

Private showings are by appointment. Call or text Marcos Gil at (859) 310-1209. The gated drive means there is no drive-by viewing; the drone stills and the film on the listing page are the preview.

Why does a Red River Gorge site cover a Beattyville house?

Beattyville is the seat of Lee County, one of the four counties this site tracks. Most of what we write about is cabins and land. This is a full house on acreage, and the series uses it to show how the due diligence differs.
